One of the most important questions a seller can ask is: “Do you create video marketing for your listings?” 

If the answer is yes, that’s a great start. Research has shown that homes marketed with video tours can sell up to 31% faster than homes without video, and listings with professional video generate 118% more engagement and leads. 

The next question is just as important: “What kind of videos do you create?”

As you interview agents, consider asking: 

  • What type of video content do you create?
    • Can I see examples of your recent work?
    • Which platforms will my home be marketed on?
    • How do you tailor your marketing strategy to different properties? 

I often tell clients that I am a real estate professional first and a marketer second. The goal is not to go viral. The goal is to present your home beautifully, tell its story effectively, and place it in front of the right buyers.

Depending on the property, that may include a cinematic home tour, a walk through set to music, a narrated video highlighting key features, or an editorial style piece for architecturally significant homes. 

These videos are distributed across the MLS, Zillow, YouTube, Instagram, Facebook, Pinterest, and other platforms where today’s buyers are actively searching. 

Through my experience producing and hosting real estate television, I’ve learned that great marketing does more than generate views. It helps buyers form an emotional connection with a home, and that can make all the difference.
