Wrightsville’s Spring Surge

As the spring market heats up here on the coast, I’ve noticed an influx of affluent buyers. They’re a younger demographic than in past years, and in tandem with that growing trend, the spring market in Wrightsville Beach has also begun early with steady and notable activity.
Currently, there are 40 active listings on the island, with 10 properties under contract and 7 closed sales year-to-date — a healthy pace heading into the spring season.
The highest-priced listing on the island this year went under contract in just 28 days. Located at 33 W. Henderson Street, the property was offered at $7,895,000 and represents what many luxury buyers are actively seeking: deep-water boat access, privacy on a double waterfront lot shaded by mature oak trees, and a completely updated, move-in-ready residence. It’s a true trifecta — and clear evidence that qualified buyers at the top of the market are decisively pursuing rare offerings.
Another significant contract this year is 4 West Atlanta Street, which went under contract in only five days at an asking price of $4,375,000. Designed by beloved local architect Michael Kersting and built by Monteith Construction, the home is a remarkable example of engineering and sustainability. Constructed with steel framing, enhanced waterproofing, Fleetwood windows and doors, geothermal heating and cooling, solar paneling, and a Tesla Powerwall, it reflects a growing appreciation for resilience and long-term performance. While not waterfront, the property offers beautiful Banks Channel views and convenient public beach access at the end of Atlanta Street.
One of the most compelling opportunities currently available is 532 Waynick Boulevard, listed at $3,800,000. Positioned toward the south end of the island, this iconic property features significant deep-water access on Banks Channel, a sprawling lawn, multiple boat slips, and dual access from both Waynick Boulevard and South Lumina Avenue. For builders or visionary buyers looking to create a legacy Wrightsville Beach property, this offering presents unmatched water access and flexibility.
As we move into spring, the market appears poised for increased activity. Discerning buyers remain focused on properties that offer privacy, boat access, structural integrity, and quality construction. Additionally, several single-family homes currently listed under $3 million in prime island locations may represent the next wave of contracts as seasonal momentum builds.
Many older properties on the island have been undergoing renovations or complete rebuilds. It’s a time of change and growth for Wrightsville: A new phase of homeowners is bringing a high level of architecture and design in a way the island has never seen before. While that can be hard to watch for those of us who are nostalgic about Wrightsville Beach, it’s an opportunity to embrace the fact that every property benefits from an increase in value with these changes — a rising tide does lift all boats (and their respective beach homes!).
As the real estate season gains momentum, Wrightsville Beach will continue to attract buyers not just searching for a home — but those seeking a long-term investment in lifestyle and legacy.
